So, the real estate market in Colorado is sort of a big deal right now. The nation’s (yes, the nation’s) “hottest” suburban neighborhood is located in the Denver area, according to a new report from Realtor.com.

Topping the ranking is the 80239 ZIP code area, which includes northeast Denver’s Montbello neighborhood and adjacent parts of Adams County.

Its median home prices jumped 27 percent in the past year, according to Realtor.com.

And check this out: home prices in Northeast Denver range from $1.14 million five-bedroom, five-bathroom house at 7966 E. 50th Ave. to a $166,000 affordable housing unit being built by the Northeast Denver Housing Center at 7351 E. 29th Ave. Very diverse area of town!

In September, Realtor.com tabbed two Colorado ZIP Code areas— 80233 in Northglenn and 80916 in Colorado Springs — as two of the “hottest” ZIP codes in the country, ranked by the time it takes properties to sell and how frequently homes are viewed in each ZIP code.

And last but not least…what are the Top 10 Housing Markets for Stability and Growth (again, nationwide)?

#1 Boulder, CO. This one has the most stable growth over the past 25 years. Home prices there have climbed more than 300% and the “average homeowner in Boulder has experienced only appreciation since 1991.” Boulder’s right in front of Austin, TX.

#6 Fort Collins. Median home price: $376,000, annual price growth: 7%. Colorado State University and the high-tech scene, which includes Hewlett-Packard and Intel contribute to a low unemployment rate. Plus, it’s a cool town.

#9 Combination of Denver, Aurora, and Lakewood. These are vastly different places but they ranked evenly, I suppose.
