Thinking about remodeling or upgrading in 2016? Stuck on what to prioritize? Either you’re noodling this around because you want your space to be more liveable or you’re getting ready for resale. Either way, this report, Key Trends in the 2016 Cost vs. Value Report could help you decide where to start.

Some finer points:

    • The average cost and return at resale for 30 projects in this year’s report resulted in a 2.4% increase from 2015 of a project’s investment dollars getting recouped if the home is sold within a year.

    • 80% of the highest scoring projects were for work done to the exterior of the home. Curb appeal is still king. Certainly, when my clients or myself are culling through properties on the MLS a, “Oh, that one’s cute” look at the front certainly prompts us to take the time to keep looking through the rest of the photos.

    • Many of the biggest percentage gains were “higher-dollar”/more upscale projects

    • Remodeling matters. There’s wisdom in this piece that suggests that not all 2500 square feet homes are treated the same in this current strong market. The home with “this and that” might be more attractive and thus, worth more right now.

So, what are the projects with the worst returns? What are your bang for your buck projects? Hint: some are unsexy, for sure.
