A seasoned professional with over 36 years in sales and marketing including 25 in real estate, Joan is a Colorado native (born in Salida) with an adventurous spirit that has taken her all over the world. While she brings extensive business experience to her clients, she also offers personal experience with relocating and adapting to new situations, circumstances and communities, as her education and career have taken her through 24 moves to 8 states. (She now lives just 5 minutes from where she grew up!)

A problem-solver and good listener, Joan enjoys the challenge of making every transaction a “win-win” and seeing to it that her clients have the least amount of stress and maximum amount of fun throughout the process. Joan has an MBA from Northwestern University in marketing and was named one of the top Realtors in Highlands Ranch by Comcast in 2015 and selected to participate in the launch of their new real estate television channel.

Not one to allow herself to be bored, Joan’s favorite pastimes include laughing with friends, holidays with family, gardening, antiquing, playing bridge, creative writing, genealogy, jewelry making, reading, home improvement projects, and spending time in the Colorado mountains. Her creative passion is Victorian crazy-quilting and ribbon embroidery work. And when it comes to music, she sticks with the “C’s”…Classical, Classic Country and Christmas.

Joan has a wonderful group of lifetime friends who nurture her soul and always has followed her dreams, unafraid of change or challenges, including extensive travel. (She even shook the hand of the Dali Lama in Dharamshala, India on her way to Tibet in 1995!)

Dear Joan, Thank you for the card filled with beautiful flowers and the feel of springtime! So different from what we see looking out the window today; at least the sun is shining! Thank you for all you did for us with selling Mom & Dad’s house – your excellent research into finding just the right selling price, staging the house, photographing it and assembling the virtual tour and beautiful brochure, and your sound advice at each step of the way through closing. I don’t believe it would have been so smooth, easy and successful with anyone other than you. Thank you for the wonderful gift of cheese, the carving set and the super cute cutting board shaped like a house. What I loved the most was your name on the carving set and cutting board. If only you could have carved your name on the cheese too. 🙂 When this awful virus has run its course, we look forward to getting together with you for wine & cheese and a meal. Joan: Thank you so very much for helping us sell our home in a very difficult market. It took someone with your knowledge and significant experience to recommend the right home improvements, get the buyers in the door and ultimately execute a good selling price. It really eased the stress by having you available in a consulting capacity throughout the entire process and to be so prompt in responding when you were needed. We lived in our house for so long we did not have an objective view for what helps to make the house show well and improve value. Your insightful recommendations from the simple fix-ups to the major financial upgrades were especially helpful when there was a stalemate between my wife and I on what should be removed from view and where the money should be spent. I was really impressed with how many showings we got even though it was a buyers market. Our dog got a lot of ‘walks’ as we vacated the premises for each showing. It is unlikely a lesser-experienced agent would have gotten the number of showings we had and probably would have been dismal if it were for sale by owner. The icing on the cake was executing a good sale price. To do this alone I would probably have taken the first low bid from a bargain hunter. After all, it is a tough market and another offer may not come again for a while and I needed to get the house sold–soon. I was under stress and filled with doubts. But, your objective and professional skills told us to hold off for what would be a more fair and lucrative offer. It was really sweet to ultimately close at the full asking price. Last spring we had the good fortune to have Joan Culwell recommended to us to market our house. Joan has exceptional credentials and experience, as well as a positive, winning attitude.Several months prior to listing, Joan walked through and helped guide us where to spend our energies and money preparing the house for sale. She offered insight into the wants of buyers that we wouldn’t even have guessed! She even offered to shop with us to help choose wall colors, carpet, etc.When it came time to actually list our home, she hired a professional photographer to take pictures, and created beautiful full color brochures for hand outs. I read that when selling a house you should talk to a minimum of 3 realtors. I didn’t know Joan but noticed that she recently sold a house in my neighborhood for $135K OVER asking price. So in addition to calling two realtors I knew, I contacted Joan. I had both of the other realtors come to my home, but neither of them seemed particularly interested in all of the upgrades I had done. Both of them explained how bad the market had gotten lately and were very discouraging (probably to lower my expectations). They then both gave me market estimates. When Joan showed up, she spent nearly two hours with me and took 3 pages of notes on all of the upgrades and features of my home. Since she had already done her research she was able to provide her market estimate on the spot, which was $100K higher than the other two realtors. I signed on the spot. Prior to listing, she put 20+ notecards all over the house pointing out features and upgrades. She also sent mailers to everyone in the area and had wonderful pictures taken. I am happy to say that we had multiple showings on the first 3 days and were under contract within 5 days! We closed in 30 days for a price well above asking. Needless to say I couldn’t be more pleased. Trust me, there is a huge difference between realtors and Joan is the best one I have ever worked with.
